You need one when a project involves more than one trade, needs a permit, or touches structure, plumbing or wiring. A kitchen remodel alone can involve demolition, framing, electrical, plumbing, drywall, cabinets, counters, tile and paint - and somebody has to put those in the right order and be accountable when one of them runs late.

A single-trade job - repainting a room, replacing a water heater, fixing a fence - usually goes faster and cheaper straight to that trade.

A good general contractor walks the job, writes a scope and a price, and turns that into a schedule. They hire and supervise subcontractors, arrange inspections, keep the site safe and tidy, and handle the changes that turn up once walls are opened. On a remodel, expect them to protect the parts of the house you are still living in.

Before you hire

  • A contractor licence where your state or county requires one, and that it is current for the type of work.
  • General liability insurance, and workers' compensation if they have employees - ask for the certificates, not just a yes.
  • A written scope that names materials, allowances and what is excluded, not just a total.
  • Who pulls the permits. It should be them.
  • A payment schedule tied to finished stages of work, rather than a large sum up front.

What moves the price

  • How much of the house is opened up - moving walls, plumbing or wiring costs far more than refinishing in place.
  • Finish level: stock cabinets and laminate against custom joinery and stone.
  • Permits, inspections and any engineering or design fees.
  • What is found once work starts - rot, old wiring or out-of-date plumbing is common in older homes.

Do I need a general contractor or can I hire the trades myself?

You can hire the trades yourself, but then you are the general contractor: you schedule them, sequence them, handle permits and sort out disputes between them. For anything that needs a permit or more than two or three trades, most homeowners find a GC worth it.

How many quotes should I get for a remodel?

Three is the usual advice. More useful than the number is that each quote prices the same written scope, so you are comparing like with like.

What should a remodeling contract include?

A detailed scope, materials and allowances, a start date and an expected duration, a payment schedule, how change orders are priced and approved, who handles permits, warranty terms, and clean-up.
